I am in need of contacts with event and program coordinators with cancer organizations including Stand Up 2 Cancer, ACS, Komen, regional treatment facilities, oncology organizations, hospitals, CE and CME groups and more for a special project I am working on with a friend of mine. Check out Jonna's website...her show is incredible and the movie is fantastic. I am helping her book her performances around the country and globe and to set up movie screenings.

Well if nothing comes from seeing that cute movie but the fact that blogging can add value to your business and value to your sense of who you are I don't know what will. It took Julia Childs 8 years to write her famous book and type it up while she traveled from Paris, Germany and more. And now it is in it's 45th printing! Very inspiring!
So we have had some bumps in the road...and I mean bumps! But you know what...we are strong, we are survivors and we must be creative!
As much as I like to educate others, I find that my real strength comes from being a problem solver and a motivator. How many times have you walked out of a home as a Realtor, with a home owner clearly distressed about their situation...we must take care to give reassurance that things will be ok...things will be ok.
For a time now I have been looking at ways to round out my real estate business and am grateful to have a fantastic group of mastermind friends to bounce ideas off of. I highly recommend that you surround yourself with other business people that you respect and who respect you. It is refreshing to have others take a step back and look at your business and give you suggestions. Don't look at it as criticism, but look at it as an opportunity to change the "journey" that you are on.
The green part of real estate is up and coming and there are so many things homeowners can do to save money on their energy bills. Saving money right now is a good thing!

In an effort to support our downtown area, the Greater Boca Raton Chamber of Commerce is partnering with the City of Boca Raton, the Boca Raton Community Redevelopment Agency and The Centre for the Arts at Mizner Park to help promote a jazz music series that will bring activity to the businesses located in the downtown area.
The 2nd Jazz event will be held on Thursday, August 27th adjacent to Sanborn Square, just north of Palmetto Park Rd - intersection of Boca Raton Road and NE 1st Ave. Show begins at 6:30pm

Green Updates from the Block
2009 has been a quick start year for those of us in real estate. With the first time home buyer tax credit of 8k and the energy tax credits for both residential and commercial real estate there are more than enough reasons for buyers to get off the fence. So I have to comment on this water dog that the Obama's are getting...those of you that know me know that I have 3 adopted dogs...always excitement in my house.
I think the only thing that would make the Obama's new puppy even better is if there was a way to have him be saving energy somehow at the White House lol! Maybe they will set up a little "puppy" treadmill and somehow have the energy from that turn on a laptop or something!

In today's market the one silver lining is the first time home buying opportunities that are available!! I have had a very busy 2008 with my first time home buyers as I am the top first time home buyer Realtor expert in Palm Beach County and the surrounding area. In the mean time, I have put together the list below so you can also assist in stimulating the real estate market across the country by sharing timely and correct information to your viewers. My strategies for finding properties for first time home buyers do not include short sales. By the way...did you know that 20% of the buyers are single women? Top 10 Reasons to Buy in Today's Market
1. I have included my video that goes out to my buyers and contacts that explains the buyer's market and the credit options for first time home buyers.
2. You do not have to have stellar credit or 20% down.
3. You do need at least 3.5% down and a 580-600 credit score and your debt ratio must work for the lenders.
4. FHA financing is the main type of home financing currently, and VA financing is available as well.
5. Friends and family can help you with the down payment.
6. Subsidies and grants are available for qualified individuals.
7. There is a $7500 tax credit available for first time home buyers.
8. Due to declining markets and home prices buyers can actually afford a single family home once again, especially here in Palm Beach County.
9. Average rental prices are between $1000-$1500 per month in Palm Beach County which if someone is paying that, they can find a condo, townhouse and in some cases single family homes. Benefit of buying vs renting...tax credits and tax write offs.
10. First, Last and Security is typically the average down payment going FHA or pretty darn close!
Bonus Reasons to Buy: The sellers are paying most or all of the buyers closing costs!!!
